Hi Jeff:

Do not have any pictures , according to tenant it is a blackish-brown, they said they did about seven vinegar-bleach cycles, that spots come out with soap and water, the spots appear before they add fabric softener,
hope that helps . This all happens before nthey put in dryer.

Thanks

Definitely not oil or grease then. This rules out most of the washers working parts.
It will be a chemical reaction to or between something. Fabric softener staining is common. Some cheap soaps have lots of man made oils.

the spots appear before they add fabric softener
Have them check the dispenser, most/many we see are clogged and coated with softener.

Hi Jeff:

I got them to run a cycle with no detergent, no fabric softener and they still ended up with patches of black on there clothes, even darker clothes.

Thanks Dave

Remove the agitator and clean under/in/around it.

Have you seen this where there's a pile of gunk under the agitator, the previous fellow worked on construction and probably washed very dirty clothes in it.

Sometimes it is amazing what builds up under the agitator.
